Due Diligence Saves Title Insurance Company Thousands

Reason for retaining Adam Leitman Bailey, P.C. :

This action involved two parcels of real property that were allegedly conveyed from the defendant Lauday, Inc. to non-party X Development Corp., who then allegedly conveyed both properties to our insured, non-party X Realty, LLC.

The plaintiff alleged that the defendant Lauday, Inc. breached an escrow agreement in transferring the properties, and sought, in relevant part, to: (1) amend the complaint in adding both X Development Corp. and the insured as defendants in the action, and (2) set aside the transfers.

Result:

Due to Adam Leitman Bailey, P.C.’s unparalleled and scrupulous investigatory practice, Adam Leitman Bailey, P.C. discovered that the insured was no longer the record owner of either property and, therefore, reported that the client need not appear in the action at all, saving the client thousands of dollars in litigation fees.
