New Leases

Ever since they first came our ten years ago, the Blumberg/Excelsior leases authored by Adam Leitman Bailey, P.C. partners Adam Leitman Bailey and Dov Treiman (principally forms 56 and 57) provided cutting edge protection and innovation in maximizing landlord’s rights in a variety of rentals.
The entire industry was sent reeling from the new laws passed this summer in many regards. In the entire package of laws were numerous provisions outlawing traditional lease provisions and making previously innocuous provisions dangerous to landlords. These included provisions related to late fees, attorneys’ fees, and security deposits, amongst other things. The authors immediately sprang into action to update the leases so as to comply with the new laws, taking the opportunity to introduce some new features as well. Surveying the field, we have found that many form leases from other publishers are now littered with these new minefields, but our leases are not. As a result of the ongoing research for this, those of our clients who have their own in house leases have also turned to us for updating and we have helped a good many of them as well.
